Heritage Oaks is a bundled country club community with a single 18 hole golf course, 4 tennis courts and 5 swimming pools scattered throughout the community. As a bundled community, membership to the Heritage Oaks Country Club is mandatory for all 850 owner residents. If you like maintenance free living in gated community, then you will like Heritage Oaks. Primarily this development is a villa and condo community, although there are a few single family homes available.

The streets of the community are lined with almond colored duplexes referred to as “villas” in Florida. These residences have terracotta tiled roofs and feature a Mediterranean design. Many are 2 bedroom, 2 bath, with a small den and private swimming pool. They are priced in the low 200s to low 300s. There are also 28 condo buildings in the community, some with detached garages. The condo units are long and spacious and are value priced in the high 100s and low 200s. The single-family home prices average just over $400,000.

The Heritage Oaks club house has a small “grill style” lounge/restaurant and also a central dinning facility and ballroom that could seat 175 people comfortably. Perfect to reserve for weddings and special events. In the fitness center there are three treadmills, one recumbent bike, one elliptical machine, universal gym, and a variety of free weight sizes.

The Heritage Oaks Country Club membership dues run about $5,700 a year, the additional homeowners’ fees run about $650 to $750 a quarter, add to that your taxes and insurance and you are looking at about $1,100 a month in fees on top of your mortgage payment to live here, have full access to the amenities offered at the clubhouse and play the community’s 18 hole golf course (There is also a one-time $3,500 equity fee required when buying the home).
