Palmer Ranch is the largest master planned real estate development in Sarasota Florida. Building in Palmer Ranch started about 33 years ago in the Country Club of Sarasota. By the mid 1980′s building in new developments such as Prestancia began in earnest. Today the development occupies 10,500 acres of the historical Palmer Ranch that was originally developed by Bertha Honore Palmer in the early 1900′s. In the 25-30 years of growth as a modern residential development, Palmer Ranch has amassed 30 amazing and immaculate neighborhood subdivisions (many of them are gated with security) and the development is still growing to the east.
New homes and condos are available in The Isles, Palmer Oaks, and Village Walk. If you are thinking of purchasing a new home in these communities, please allow me to give you a tour and register you with the developer. Keep in mind, developer sales staff can be hawks that prey on un-educated buyers and they are masters of high-pressure sales. I can be of assistance in negotiating the price, home options and closing costs on your behalf which could save you a lot of money as well as get the builder to include a lot more features for your home at no additional cost to you. Their high-pressure sales do not work on me and I will certainly be there to represent your best interests.
The existing Palmer Ranch developments consist of:
- Apartment developments in two separate communities, Citation Club and Saratoga Place.
- Three assisted care/retirement facilities, The Palmer Club, Clare Bridge and the renowned Glenridge Life Fulfilling Community.
- Condominiums/townhouses are found in 8 condo/townhouse communities and a some condo units can also be found in a few of the mixed development neighborhoods such as Stoneybrook and Prestancia.
- Single family homes and maintenance free villas are found throughout the 17 remaining communities.
Prestancia, Turtle Rock, Silver Oak and Deer Creek are neighborhoods that offer some of the best designs and largest homes found in Palmer Ranch. These developments and their location can be found on the Palmer Ranch map located at the bottom of this page.
If you are looking for a townhouse or townhome style of construction, please look a the communities of Airelle, Botanica and Pinestone. Palmer Ranch style townhomes are also referred to as “Coach Houses”. This style of design resembles townhouse style building; The units are 2-story but each level has a separate residence and a different owner. These designs have proved to be more popular than townhouses as townhouses tend to be very narrow. Coach house designs allow for wider floor plans and the expanse of having every thing on one level removes that “living in a box” feel. They are also maintenance free, perfect for snowbirds looking to spend between $150,000 and $350,000 for a winter residence.
Prices for Palmer Ranch real estate range form $60,000 for a one bedroom, one bath condo in Vintage Grand to a 1.4 million dollar estate in the Prestancia golf club community. Palmer Ranch is home to three golf communities: Prestancia, Stoneybrook, and The Oaks Club. Although The Oaks Club is not considered part of the modern-day Palmer Ranch development, it does reside on the home site of Bertha Palmer and thus The Oaks Club location is part of the original Palmer Ranch and certainly is worth mentioning if you are as thrilled with the Palmer Ranch area as I am.
Palmer Ranch is also home to some of the best shopping opportunities in Sarasota. The Sarasota Square Mall is located on the east side of the development at the intersection of Beneva and US-41and has every shopping opportunity commonly associated with a large walk-through mall. There are three supermarkets in, or bordering the community. There is also large YMCA with a water park located in the Palmer Ranch development.
What makes Palmer Ranch such an ideal development to live in is its location. Palmer Ranch is literally the “Fork in The Y”. The geographical location of Palmer Ranch gives residents easy access to the west side of Sarasota via US-41 (Tamiami Trail), and the east side of Sarasota via I-75. Situated a few miles south of downtown Sarasota, Palmer Ranch fills a triangle of land where I-75 and US-41 narrows just north of Osprey Florida. This area has the zip code of 34238. Another great Sarasota attraction is also located nearby on Siesta Key. Siesta Key Beach is a 99% pure quartz sand beach that has earned some very prestigious accolades. The many awards it has earned include the 1987 Great International White Sand Challenge (in which its sand was scientifically proven to be the world’s finest and whitest beach sand), “The Best Sand Beach in America” (The Travel Channel, 2004) and being rated number two on Dr. Beach’s “Best Beaches in America in 2009 and 2010.”

Area Communities Similar to Palmer Ranch Worth Considering
Manatee County has has similar master planned community that is a slightly newer development than Palmer Ranch that features some fantastic homes but most of the development is still in its early stages and there are a lot of communities that are offering new construction. Fifteen minutes north of Palmer Ranch on I-75 and east on University Parkway lies Lakewood Ranch. Lakewood Ranch is a 8,500 acre development that will soon become the largest green certified development in The United States and offers homes and neighborhoods very similar to Palmer Ranch. Currently there are eight “villages” in Lakewood Ranch. New neighborhoods such as Central Park are made up of smaller communities within the subdivision boundaries.
