For those of you not familiar with Sarasota’s waterfront real estate, this page should help you gain a better understanding of the Sarasota area and the waterfront opportunities here.

There are a lot of categories of waterfront properties to choose from in Sarasota. Are you looking for a lakefront home? Perhaps a home on a canal that affords your boat bay and gulf access? Maybe you are looking for something located just steps from your own private beach?

Nearly every one of the newer subdivisions in Sarasota is filled with lakes that were excavated in order to build up the level of the home sites and roads to make them less likely to flood during our frequent downpours. The recreational opportunities available on these lakes is limited to fishing, canoes and kayaks, and some lakes in the communities offer nothing more than the aesthetics associated with lake views out the back door.

Then we have the waterfront homes that have boating access to salt water. What kind of watercraft you wish to have docked home-side will dictate the canal type and depth your home needs to be located on. A step above a canal front home is a home located directly on bay frontage or directly on the Intracoastal Waterway that spans from Tampa Bay to Charlotte Harbor. Where the community is located in relation to Downtown Sarasota also determines the price of the property. The further away you are from the city center, the less expensive the property will be. With Sarasota being the “richest” county in Florida and even more wealthy per capita than Palm Beach, you can imagine that waterfront real estate in Sarasota will be in great demand and the price will certainly coincide with the wealth of our residents.

Last but certainly not least we have the homes that do not offer any boating access but offer some of the most amazing sunsets and private beaches in the entire US. These homes will always top the multi-million dollar mark. If that tips your affordability scale you may wish to consider the many beachfront condos that can be had for as little as a few hundred thousand dollars.

Taking all of that into consideration, here is a quick price drill down on the Sarasota waterfront real estate for sale from a local real estate broker’s perspective who’s business partner owns a 40 foot sailboat and is quite familiar with the Sarasota waterfront real estate opportunities in our area:

  • Beachfront homes with deeded beachfront located on the Gulf of Mexico will cost anywhere from $3 million to $19 million.
  • Bayfront homes with a close proximity to downtown Sarasota with excellent boating access will cost $2 million to $9 million.
  • Canal front homes close to downtown Sarasota with un-obstructed bay access will cost between $1 million and $4 million.
  • Homes with bay frontage on Roberts Bay and Little Sarasota Bay which are located south of downtown Sarasota and east of Siesta Key (or on the bay shores of Siesta Key) will cost $1.5 million to $8 million.
  • Canal front homes with access to Roberts Bay or Little Sarasota Bay along the Intracoastal Waterway will cost $650,000 to $3 million.
  • Lakefront homes in premier developments such as Palmer Ranch will cost $250,000 to $800,000 and up to $3 million when located in one of our premier golf course communities.

The list below has been structured into categories to help make your search a little easier and direct you to communities and developments that fit your requirements and the price points outlined above. Some communities will be duplicated in the list, these are communities that have multiple property categories such as beachfront as well as bayfront homes available.

At the top of the list are the developments that offer single-family beachfront properties on the Gulf of Mexico as well as interior properties that are walking distance to the beach. This list is not all-inclusive of what is available in the area. As time permits I will expand the list but what is included in the list currently are the developments that offer the largest selection of waterfront homes in the best Sarasota waterfront locations.

These developments are composed of bayfront locations with a close proximity to Downtown Sarasota. These are the premier locations on Sarasota Bay. Properties for Longboat Key are not included in this list.

These premier “west of the trail communities” are located South of Siesta Drive (north entrance to Siesta Key) and north of Stickney Point Road (south entrance to Siesta Key). These neighborhoods have access to Roberts Bay and the Intracoastal Waterway south of Roberts Bay.

These neighborhoods are located south of Stickney Point Road that have water access to Little Sarasota Bay.

The following are landlocked communities with lakefront or lakeview properties.
