Northgate of Longboat Key at 490 North Shore Road, the first condominium in this street coming east from Gulf of Mexico Drive, is one of these communities worth putting in a watch list for buying opportunities. A boutique, two-story condo development, Northgate consists of only nine units built in 1978 with floor plans ranging from 1,176 to 1,350 square feet.
Designed with two bedrooms, recent sales listings in this property were quoted in the $400s and $500s. Aside from unobstructed gulf views and easy beach access, this condominium features a swimming pool, tennis court and a dock with four boat slips.
Next to Northgate’s quiet and secluded block, the small complex of Longboat Pass Condominium offers affordable choices in its single-story row homes at 380 North Shore Road. Longboat Key condos for sale in this property are promising as rental properties with a two-week minimum leasing allowed for unit owners.
Market listings here are typically on one-bedroom units with floor areas of 512 square feet and two- or three-bedroom condos designed with floor plans from 852 to 1,150 square feet. The price points of these Longboat Key condos for sale generally fall in the $200s and $300s. Community facilities include a boat dock, fishing pier, outdoor showers, kayak racks and storage lockers.
Just next to the beach at North Shore Road, the spacious residential units of 360 North Townhomes take center stage among upscale Longboat Key condos for sale. This property at 250/280 North Shore Road consists of two townhouse buildings constructed in 1982 with a total of nine units.
These condos come with three bedrooms within floor plans of between 2,800 and 3,100 square feet. The ownership of one of its largest units changed hands in mid-2015 in a transaction valued at around $1.4 million. Earlier sales for smaller units this condominium were priced in the $800s and the $600s.
Besides their newly renourished beachfront, these North Shore condo neighbors of Longboat Village share much of this locality’s many charming features. Just off north of the condos lies Beer Can Island (also known as Green Island), a secluded, 2,000-square-foot sandy hook popular for swimming, picnics, shelling and boating.
Declared a “historic district” by the state of Florida, Longboat Village is home not only to several popular seafood restaurants at its waterfront. It is also host to the Longboat Key Center for the Arts that serves as but a preface to other life and leisure delights south of the island and in nearby St. Armands Circle and downtown Sarasota.
