Sound structural solutions have been set in place as strong platforms for the strong comeback in 2015 of Dolphin Tower in an ever-growing field of Sarasota condos for sale. Nearly in tempo with the recent upsurge of new condominium projects in downtown Sarasota, remedial engineering and construction measures costing some $9 million were completed this year for this well-located bayfront condo building at 101 South Gulfstream Avenue.

Dolphin Tower, now declared by city authorities as safe for occupancy, was vacated by its residents in 2010 due to a cracked foundation in one of its 15 floors. This condominium was built in 1974 and designed for 116 residential units.

Besides the structural remedies on the cracked foundation, other building upgrades were undertaken. Engineering works, for instance, were likewise instituted to stiffen the Dolphin Tower structure and thus address its swaying in hurricane-force winds. Certainly elated with the successful makeover are the condo owners who hung on to their units despite the serious issues Dolphin Tower encountered. Grinning from ear to ear too are some speculators who saw great investment opportunities when reconstruction concerns on the condo sent prices of its residences diving to lows in the $30,000‒$40,000 range per unit around 2012‒2013.

Prices of units at Dolphin Tower, however, have dramatically recovered as this condominium’s rehabilitation progressed. This amazing price recovery is best illustrated by a 965-square-foot unit purchased for 30,000 by an investor in 2012 who recently sold it for $275,000. There were eight closed deals in this condominium as of end-September 2015, with their median price in the high $200s. For all of 2014, eight units were sold in Dolphin Tower at a median price of $145,000.

New purchase opportunities

Moving into the first half of 2017, the MLS of Sarasota condos for sale included 31 units at Dolphin Tower. Their floor areas range from 963 square feet to 1,509 square feet, with the smaller units designed with one bedroom and two baths and those larger having two bedrooms and two baths. The price points of these residences start from the around $300,000 and edge up to around $700,000.

Due to the impressive makeover of Dolphin Tower, sales activity could pick up further. As an indication of keen buying interest in this condo, a two-bedroom unit here with a living area of 1,320 square feet sold in March 2017 for $362,400 after just three weeks in the market for Sarasota condos for sale.

Its premier location and prestigious Gulfstream Avenue address surely contributes much too to the high marketability of units at the Dolphin Tower. It has all the hallmarks of a champion in walkability with its proximity to such downtown attractions as Marina Jack, Island Park, the historic Palm Avenue and the popular Sarasota Farmers Market.
